What are the weather conditions in Oman?
The climate in Oman is changeable from geographical
area or division, even during the well-defined seasons.
Temperature variance between the coastal areas and
the interior are conditioned by the humidity and off
shore winds, again within a season. Summer is between
April and August. Spring and autumn tend to be shorter
periods.
Rainfall is light and assigned to a particular place
in many parts of the country, with the exception of
the Dhofar Region, which enjoys light rains from June
to September. As the “khareef” or monsoon
season begins, the landscape around the southern city
of Salalah, is almost magical transformed. The browns
are replaced by rolling green hills, misty woods and
sparkling mountain springs and waterfalls.

How I can get to Oman from the UK?
Gulf Air is operating two daily non-stop flights
from London Heathrow with additional connecting flights
via Dubai, Abu Dhabi, Bahrain and Doha. Daily flights
are also being offered by British Airways and KLM.
Approximate flight time for direct flights is seven
hours. Connecting flights are approximately nine hours. ^
Does a purchase of property in Oman entitle
a foreigner to permanent residency?
Foreigners who buy a free hold property at an Integrated
Tourism Complex is entitled to apply for residency
status in Oman. Residency status will be granted to
their immediate family members who are under the age
of 18. ^
Are all properties in Oman freehold?
No. Expatriate ownership is granted to Integrated
Tourism Complex that is approved by His Majesty Sultan
Qaboos and the Ministry of Tourism. AGCC Nationals
and Omanis however are able to purchase property here
in Oman.

Renting/Selling My
Property (landlords)
I wish to list my property for rent/sell.
What shall I do?
Just give us a call or send us an email. We will
pay a visit to check out your property and collect
the information we need. In appropriate situations,
we will also take digital photos for posting on our
website. We will also discuss with you the suitability
of placing our "For Rent/Sale" signboard. ^
How long will it take to rent/sell my property?
It all depends on the prevailing demand as well as
the location, quality, and price of your property.
It can take anything from one day to one year, and
occasionally longer, to get the tenants/buyers you
need. Just be patient and realistic with your expectations.

How much do you charge for rental or sales
service?
For rentals:
If we get you a tenant, our fees will be 5% of the
rental contract value.
For sales:
If we get you a successful sales deal, our fees will
be 3% of the selling amount.
Remember that you pay nothing if we don't get you
a client. ^
Other than your fees, are there any other
charges for renting/selling my property?
Yes. For rentals, the municipality charges 3% of
the contract value to register tenancy agreements.
For sales, the Ministry of Housing charges 3% of
the contract value for the transfer of the title deed.
Usually, the buyer will pay this fee while the seller
pays the real estate fees. However, as a seller, you
can specify a "net" price for your property,
in which case all fees will be borne by the buyer
if he/she agrees. ^
Do I have to register the tenancy agreement
with the Municipality?
Yes. First, it's illegal to rent your property without
a tenancy agreement registered with the Municipality.
Secondly, in the absence of a registered agreement,
you will not be able to pursue any legal action in
case of a dispute with your tenants. ^
Do I have to register the selling agreement
with the Ministry of Housing?
Yes. As per Oman laws, you need to register the selling
agreement. The Ministry of Housing will do all the
necessary check to verify all the legalities associated
with the property being sold. ^
